Home Inspection Process

When you hire us to do your home inspection, either through your realtor or on your own, we strive to offer the best customer experience possible.  Our goal is to perform a thorough quality inspection and point out all issues that we find.  Typically our process is very straight forward.

Obtaining a Quote

We strive to respond to all texts and emails within a few hours, so if you contact Wightman Inspection Group, you will get a response quickly.  When we quote a property, it helps to send over the address so that we can research the home and find out how large it is, if there is a crawl space, the age of the home, etc. The more factors we know helps us estimate how long the inspection will take, and that is how we determine pricing.

Scheduling the Inspection

We try hard to fit every inspection into our schedule in a timely manner.  If there is an important date it helps if you let us know that so that we can work with you to get the home inspection done as quickly as you need.

Should the home buyer attend the inspection?

It is always a good idea to follow up after the inspection to get the important information.  After each inspection a detailed report will be sent to you, as well as the realtor if there is one involved.  If you would like to come at the end of the inspection, Tanner is happy to talk you through any issues that he found.  Just let him know you’d like to meet and he will let you know what time you should show up. Follow up calls after the inspection report is sent is always OK as well, we want you to have all the information from the inspection.

At the inspection

The standard home inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components. Tanner has a long history in the construction and building industry, so you can trust that he knows what he is looking at when he inspects a home.  Everything item inspected is always photographed and detailed in the report that you will receive.

Timing

Most reports are delivered within 24 hours of the inspection taking place. Often times we are able to get the report out much sooner, but we will discuss the timing of when to expect the report so that you aren’t kept waiting. We will communicate with you through each step of the process.

Don’t hesitate to reach out if you have any questions about our inspection services.

Thinking of selling your home?

The 2019 spring real estate market here in Charlotte is forecasting to be a good one! If you are considering selling, getting a home inspection can definitely help you get the most money for your home.

You may not be aware of certain issues in your home and getting it inspected can tell you exactly what condition your home is in.  Once you do get a contract on your house, the buyer will most likely order a home inspection.  If there are any unforeseen issues that either party wasn’t expecting, it can definitely cause a prospective buyer to walk away.  By having a home inspection done ahead of time, as the seller you have the option of making the repair or letting people know when you list the home, and then pricing it accordingly.

More often than not, a home inspection will reveal very simple issues that can be addressed by the home owner.  Having a home inspection done will minimize the stress of the home selling experience, allow you to make any simple fixes and get the most amount of money for your home. The prospective buyer can feel more confident too since they know that you have done what is necessary to make the home a safe purchase for them.
